Warilla
beach stretches from Little Lake entrance in the south to the entrance
to Lake Illawarra in the north,- a distance of about two (2) kilometers.
The surf club is about 700 metres from the entrance to Lake Illawarra.
In front of Lake Illawarra entrance is Windang Island.
GENERAL
DESCRIPTON OF THIS MAGNIFICENT BEACHFRONT PROPERTY:
Five (5) bedroom, 2 ½ Bathroom, open plan Kitchen,
Dinning Room and lounge, with a separate Rumpus Room and Laundry. Three
(3) car lock-up "drive through" garage and large back yard.
The house has a fully ducted reverse cycle temperature controlled Air

"lift-out" section to facilitate the movement of furniture.
Next to the window on the northern wall (with its own electric climate/security

THE
MAIN ENTRY:
Double
doors with both a "press" lock and a "dead" lock.
On the outside there are security screens with a "manual" lock
and a security "dead" lock. The doors open onto a tiled entry
with storage and the tiled stairs that lead to the 1st floor.
THE
RUMPUS ROOM:
Can
be entered from the main front door or the rear door through the laundry.
It has a tiled floor and windows with separate locks and the whole glassed
area has a manual climate/security screen. There are linen and storage
cupboards in this room and a TV/DVD set-up. Ideal for the children,- a
LONG WAY from the adults.
THE
LAUNDRY:
Fully

The back door opens into the laundry between a separate toilet and enclosed

BURGLAR ALARM:
The
system will be explained to the new owner. Suffice to say that it is a
high grade "back to base" system which covers the whole of the
house inside and outside. The neighbors are fantastic people and as a
group they also "keep an eye on things".
THE
AIR CONDITIONER:
This
system has been installed on a DA approval from the local Council with
an issued Occupation Certificate. It is a modern low energy, low noise,
single phase system with the compressor on the northern wall.
There are two (2) control stations,- one (1) is in the upstairs bedroom
hall (as is one (1) return air duct) and the other is in the rumpus room
downstairs. The return air duct for downstairs is in the laundry. It is
thermostat reverse cycle temperature and volume controlled.
THE RAIN WATER TANKS:
These
are installed on the southern side of the house with an automatic pressure
pump and there are two (2) taps one (1) to each of the front and rear
of the property.

THE
BEACH:
Warilla

As you walk along the beach north from the Surf Club towards Windang Island
the surf which is quite positive at the Surf Club becomes increasingly
sedate and more suitable for younger children and for the adults,-suitable
for windsurfing. Now if you walk south you come to Little Lake entrance
where because of the conditions you have a "miniature surf"
and further into the lake flat water but only about 700mm deep. Great
for "little ones". There is a park called Elliott park with
road access in case the "little ones" get tired.
